Rabbit Ears Ranch offers an exceptional blend of great hunting, fishing, and beautiful landscape while also adjoining public land. The ranch borders highway 14 for easy access to Walden, CO and the the ski town of Steamboat Springs, CO. The property consists of 761 acres of diverse habitat including big draws, immense aspen groves, sage filled grassy meadows, along with unobstructed views in all directions of the Rahwa Mountain Range and Rabbit Ear's Mountain.
Big game hunting on the ranch is second to none...The property is located in GMU 16 which is an over the counter unit, known for its abundant elk population. Elevation on the ranch varies between 8,600 and 9,100 ft; a prime elevation for elk. During the early season, elk are located up high in the dark timber along Mexican Ridge and transition lower into the sage meadows, willows and aspens groves in the late season. The property is loaded with game trails/rubs and wallows, all evidence of how many animals are on the property. Mule Deer, antelope and bear also call this ranch home and only enhance the hunting. State Land to the west and BLM to the east also drive surrounding animals to your property making this property their sanctuary.
In addition to the hunting, fishing along Colorado Creek is great, here you can typically catch big 20+ inches browns and rainbows. Close by, Delanie Buttes and Lake John offer great lake fishing also. This area is known for its gold water trout fishing.
Access to the ranch is just off of Highway 14 and only 2 hours to Denver or Fort Collins. Steamboat Springs offers many additional recreational opportunities and is only 30 miles from the property, on good highway roads.
There are no existing improvements to the ranch, allowing the new owner to improve however they wish.
