A centralized water well control station gives the landowner control over well water distribution for various irrigational needs. TERRAIN: MooNShine Ranch features nearly 100 feet of rapidly changing elevation and countless scenic views. The majority of the ranch is covered in plantation pine and hardwood timber with a carefully designed internal road system which provides access to each area of the property, including the lakes, wetlands, pastures and homes. Several native pasture areas have been retained from timber production and could be used for grazing cattle, hay production or converted into food plots for wildlife. DEER HUNTING: The whitetail deer population in the Pineywoods Region of Texas has flourished over the last few decades. MooNShine Ranch boasts a strong population of native deer which has benefitted from efforts made by Texas Parks and Wildlife, local landowners and modern harvest regulations. In addition to cautious harvest practices implemented by the landowner, the installation of feeders and mindful development of several year-round wildlife food plots have insured the deer herd's best interests are realized. WATERFOWL HUNTING: Sole ownership of two developed and managed waterfowl wetlands offer sportsmen the opportunity to hunt prime wetland habitat. Being 41+/- acres and 16+/- acres respectively, these interconnected wetlands feature a water control structure that allows the landowner to conduct seasonal water level draw down to encourage moist soil vegetation development and for planting waterfowl food plots for seasonal flooding. CATFISH LAKE: Just below the guest house an 8+/- acre lake stocked with pellet trained channel catfish has been impounded in a scenic, park like setting for anglers of all ages to cast a line and enjoy the sunset. A 65' pier extends to a 25'x10' dock with a fish feeder and sturdy wooden perimeter railing. On the south side of the catfish lake is a manmade white sand beach within walking distance of the homes and pool house. RANCHWEB does not represent that materials on the Site are appropriate or available for use in other locations. Persons who choose to access the Site from other locations do so on their own initiative and are responsible for compliance with local laws, if and to the extent local laws are applicable.
Any claim arising out of these Terms and Conditions will be settled by binding arbitration in accordance with the commercial arbitration rules of the American Arbitration Association. The arbitration will be conducted in San Francisco, California. Either party may seek equitable relief from any court of competent jurisdiction.
