Hagerman Whitetail Ranch
Property Description: Hagerman Whitetail Ranch is a very secluded and impressive bowhunting property. It borders Hagerman National Wildlife Refuge on 3 sides and probably has the most woods of any place bordering Hagerman Refuge. Very few properties come up for sale that adjoin Hagerman and this is one of the BEST. If you like bowhunting big low fence whitetails, this is one of the best properties in the state!
Location: Located in Northwest Grayson County with Hagerman National Wildlife Refuge next door. It is a little over 1 hour from Dallas at the end of a private road and there is no other road frontage. Lake Texoma is only a few miles from the property and provides numerous recreational activities. Whitesboro is only 15 minutes from the property and there are good restaurants, groceries, fuel, and a bank. Sherman is also a short distance to the Southeast. This property can very easily be accessed from Dallas or Fort Worth and Grayson County airport is only 20 minutes away.
Directions: There are a couple ways to get to the property, but they all come off Highway 82 which runs between Sherman and Gainesville. The drive through the refuge on Bennett Lane is quick and scenic if during park hours. Otherwise, go north on FM 901 at Sadler, Texas and work your way Northeast to the property. Hagerman National Wildlife Refuge: The refuge was established in 1946 and is located on Lake Texoma in northern Grayson County. It is 11,320 acres and Grayson County is a bowhunting only county. The Refuge and surrounding area is world renowned for its massive trophy whitetails. There are 6 units in the Hagerman and a limited number of deer permits are issued annually to hunt. The units are hunted for 3 years and then rested for 3 years. No motorized vehicles are allowed and no permanent feeders making hunting more challenging in the Refuge than on private land. This allows the deer to mature and grow extremely large.
Terrain: Rolling terrain with a good mix of pastureland and woods. It is approximately 70% wooded and has a massive drainage running through the middle of it. The drainage would make for a great lake site, but it is better left native because all of the mature trees and quality deer habitat that would be lost.
Vegetation: Mature hardwood forest with white oaks, post oaks, elm, pecan and other desirable trees. There is some cedar on the property, but it is looked at as a positive more than a negative staying green year around and providing wildlife with additional cover. There is a variety of woody browse such as American beauty berry, greenbrier and other wildlife friendly food sources. The pastureland is native and productive for baling hay.
Ponds: Three (3) ponds are located on this 146+/- acres. One pond is about 1 acre in size and the biggest pond is 1 1/2 - 2 acres. There are BIG black bass up to 10 pounds in the 1 acre pond behind the house with a lake record of 12 lbs. 6 oz. It is stocked with black bass, perch, fathead minnows, and NO catfish. The largest pond is fairly new and about 25' deep in a very pretty setting next to a nice grove of manicured oak trees. There is a fire pit and benches in the grove of oaks on a little hill right next to the pond. The third pond is small, but attracts a good number of ducks during the fall and winter.
Food plots: Owner plants 3-4 one acre food plots every year and fertilizes them to supplement his feeding program for the deer and wildlife. The food plots are strategically placed to further enhance the hunting.
Hay: The east field produces good hay every year for cattle or to sell to the neighbors. There are approximately 85-90 bales produced each year. Owner has an arrangement to split the proceeds 50/50 with an operator that has his own equipment and handles everything.
Management History: The owner purchased the property in 1998 after looking for the perfect property adjacent to the Hagerman Wildlife Refuge since 1986. They try to harvest 6 - 8 does each year and they let trophy bucks grow to maturity before harvesting. They harvest a few cull bucks every year that are usually 8 or 9 pointers and they usually score in the 140's. There is a one buck per 1.75 doe ratio in this area now due to the harvesting of more does than bucks for many years.
Trophy Whitetails: There have been 18 Pope & Young whitetails and 3 Boone and Crockett whitetails harvested on this property in the last 18 years. Two 180 class bucks were harvested on the same day one year! There has been 1 buck over 200" B&C harvested, a 190" class buck, four in the 180" class, several 170" class bucks, and numerous 160" bucks. Huge sheds are found annually, one of which scored 112". The largest buck harvested on the property scored 205 1/8" net B&C and this is after breaking off a 12" tine. All these bucks are native, low fence, fair chase deer harvested with archery equipment.
Wildlife: Phenomenal trophy deer hunting, great turkey hunting (90% Rios/ 10% Easterns), great goose hunting (Greater Canadians & Snows) and duck hunting, good dove hunting (limits opening weekend are common), and big bass stocked in several of the ponds on the property. Hogs come and go. There are also martin houses around the home for mosquito control. Owner can walk from the NW corner of this property through the Hagerman Refuge to Sandy Creek which feeds into Lake Texoma. This creek area has provided exceptional crappie fishing in the past.
Blinds & Feeders: There are 10 good deer stands strategically located throughout the property setup for various winds with 4 feeders, and 4 feeder pens. Owner will convey all of these with the purchase of the property. There is a tower blind for viewing wildlife or hunting pigs, bobcats, and coyotes as well.
Deer Pens: In addition to the amazing native deer herd, there are six (6) pens with 8' high game fence near the house the takes up approximately 10 acres which can be used for deer breeding, horses, cows, etc.
Fencing: The perimeter is fenced and there is no cross fencing. Condition of the fencing is poor to excellent. Owner does not run cattle on the property.
Entrance: Electronic privacy entrance gate has key pad allowing easy access so you don't have to get out of your vehicle to get the gate.
Items to be included: Owner will include a professional pool table, diesel tank, deer stands, deer feeders and pens. There are additional items the owner will sell them separate if the buyer is interested (tractor and implements, riding lawn mower, furniture,etc).
Home: Brick home has 3 bedrooms 2 1/2 baths and was built in 2000. There are 4400 square feet under roof with 2850 square feet inside. The remainder is under covered porches with the back covered porch being 20 times 25 or 500 square feet. There are 2 living areas with 15 foot ceilings, 2 stone propane fireplaces, and 9 ceiling fans. There is a large dining room, large master bathroom with a large shower and deep jetting bath tub, and his and her large walk-in closets. There is a graveled playground and fenced garden area just off the back porch. Extra insulation is in the attic and 2X6 exterior walls have more insulation and there are high quality windows throughout the house. Attic exhaust fans and turbines enhance energy efficiency as well as an energy efficient cooling/ heating unit which saves a lot on electric bills. New carpet was recently installed and interior walls painted. There is a fenced side yard perfect for dogs with an automatic door so dogs can go in or out as needed without bothering anyone. There is a big insulated two car garage with separate garage doors and door openers. There is an inside laundry room with a sink and floor drain as well. A sprinkler system for the yard is in good condition and keeps the yard looking nice during dry times. Internet and cell phone service is also good.
Barn: Insulated 30X60' metal barn has its own septic system. It also has a hunting room with air/ heat, a shower, and bathroom. There is a big stainless steel sink for cleaning fish, ducks, geese, and deer as well as a winch for hanging harvested deer and hogs.
Other Improvements: Three stall pole barn for tractor, boat, and equipment. Deer working building could be used for a shop, storage building or deer breeding. A storm shelter is located near the home for security during times of bad weather.
Camera System: There is a tower camera system located on the back side of the ranch with a large solar panel which will allow you to watch the main hunting areas from your computer anywhere you have internet service. The camera is mounted to a tall tower and you can zoom in 32X and look at deer in the feeder pen or in the wheat field. You can see them very close and clear and also take pictures and download them if you want. You can scout from work or anywhere so you don't waste time hunting until you know there is a deer coming in that you want to hunt. The tower cam can rotate 320 degrees and it has preset spots so you don't have to toggle back and forth unless you want to.
School District: Southmayd/ Sadler School District.
Electricity: Grayson County Electric Cooperative (GCEC)
Water Well: Water is excellent in the Woodbine formation and water well is approximately 500'.
Sewer: The primary home has its own septic system and there is a second septic system for the hunting room in the barn.
Minerals: Owner has no minerals. There is one gas well on the property operated by Jetta with one pickup per day to check the well. During hunting season they come between 10 am and 4 pm to avoid disrupting the hunting and are very respectful.
Taxes: Annual property taxes are approximately $3500. Property is agriculturally exempt through wildlife management.
