Overview: Scenic Red River frontage, large spring-fed private lakes, spring-fed Pine Creek, dramatic topography changes, rolling coastal Bermuda pastures, timber-laden hills, and highly productive agricultural soils typify 4M Ranch. The ranch's spectacular river peninsula, distinct shape and land plan fuse, creating a notable multi-purpose ranch with improved grasses for cattlemen, prime soils and pivots for working farmers and unique habitat diversity for sportsmen. Location: 4M Ranch is located in the northern Post Oak Savannah region, just northeast of Paris, TX along the southern bank of the Red River in Red River County, TX. The ranch's northern boundary is nearly seven miles of the high bank of the Red River. Road access to the ranch's southern entrance is provided by Red River County Road 2372 which leads to the ranch's entry gate. From the entry gate,a private all-weather ranch road meanders through scenic pastures and tree canopy to a hilltop ranch home with memorable views of three private lakes and the ranch's distinct Red River peninsula. From Dallas: The travel time to 4M Ranch from Dallas, TX is ~2 hours and 15 minutes (~130 miles). Drive east on I-30 through Greenville, TX (~51 miles) to State Hwy 24. Turn northeast on Hwy 24 (State Hwy 24 merges with and becomes Hwy 19) for ~47 miles to Paris, TX. When you approach Paris, turn east on Loop 286 and drive ~7 miles to the exit for FM 195. From this exit drive ~12 miles northeast to an intersection where FM 906 travels north. Drive north ~4.3 miles to Red River County Road 47400. Turn right (east) on CR 47400 and drive ~4.89 miles to the ranch's gated entry on your left (north) side of CR 47400. Topography and Tree Canopy: The southern half of the ranch features frequent changes in elevation with the highest elevation being ~476' on a hilltop near the southwest boundary. These brisk elevation changes compliment the ranch's overall size and enhance rainfall drainage into the ranch lakes and Red River. Near the middle of the ranch elevations begin to compress moving north toward the river. These gently sloping elevations contain the ranch's prime farm land and end at the ranch's lowest elevation of ~380, the high bank of the Red River. The majority of the ranch's southern half is covered in dense hardwood tree canopy with intermittent belts of pine timber. Moving north toward the ranch's river peninsula the trees begin to recede, advancing the landscape into gently rolling cattle pastures and level agricultural fields along the Red River. Giant cottonwood trees provide shade and add visual appeal to these fields and along the river. Soils and Irrigation: The ranch's best soils are located on a riverfront bend along the northern boundary. This peninsula is over 700 acres, consisting primarily of Redlake clay and Oklared sandy loam; both soil types are classified as Prime by the USDA. Currently, there are 200+/- acres in cultivation. These highly productive soils benefit from a comprehensive irrigation system including: prolific water wells, miles of underground water lines, diesel generators, convenient electrical controls, dedicated irrigation lakes and pump stations. Two 1,000 foot towable Reinke pivots and seven separate attachment points complete the ranch's irrigated circulating system. The primary non-irrigated grazing grasses are Bermuda and Bahia grass. For even denser stocking rates, all of the irrigated crop land could easily be converted to irrigated hay, if desired. Homes and other Improvements: Main Home- The main ranch home is ideally located on a hilltop overlooking the ranch's tiered lakes and the Red River valley below. Privately located, this home is over a half of a mile from the ranch entry. The comfortable one story ranch home is ~2,000 SF under roof with 3 bedroom and two bathrooms. The view from the back porch offers quiet solitude with a beautiful view and the sound of distant flow from the Red River. Caretaker's Home- Not far inside the ranch's entry is a very functional brick caretaker's home. This 3 bedroom, 2 bath home is ~1,800 SF and is ideally located for a ranch foreman's day-to-day oversight, yet far enough away from the main home for privacy purposes. Shops / Barns / Working Pens - Near the main ranch home is a 6,000 SF (100'x60') insulated workshop on a slab with an air conditioned ranch office. On the base of the river peninsula, a 9,500 SF (100'x95') metal pole barn with an implement overhang is ideally located for hay and equipment storage. Near the irrigated pastures, the owner has constructed a covered concrete silage facility complete with all necessary utilities and a distribution platform. For easy livestock processing there is a covered corral with squeeze chutes, staging gates and pipe fencing which are fed by well designed collection fences and trap pastures. Lakes, River Frontage, Creeks: A series of spring-fed private lakes are staged just below the main ranch home. These lakes are ~13 acres, ~5.5 acres and ~3 acres in size. The largest lake takes advantage of prolific freshwater springs to remain nearly constant level with clear water and depths of ~20' near the dam and in the middle of the lake basin. The owner reports excellent bass fishing in the largest lake and anglers of all ages will enjoy the lake's forty foot T-shaped pier and casting platform. With nearly 7 miles of diverse Red River frontage, the views are dramatic. RANCHWEB controls and operates the Site from its offices in the United States of America. RANCHWEB does not represent that materials on the Site are appropriate or available for use in other locations. Persons who choose to access the Site from other locations do so on their own initiative and are responsible for compliance with local laws, if and to the extent local laws are applicable.
Any claim arising out of these Terms and Conditions will be settled by binding arbitration in accordance with the commercial arbitration rules of the American Arbitration Association. The arbitration will be conducted in San Francisco, California. Either party may seek equitable relief from any court of competent jurisdiction. These Terms and Conditions will be governed by and in accordance with the laws of the State of California, without regard to its conflicts of law provisions.
